Buying a property in Spain can be a long laborious and costly process. Once you have identified the property you wish to purchase it is important to take into account the additional cost involved. On top of the agreed price you have to pay approximately 10% of the purchase price to cover notary fees, legal fees, land registry fees and 7% Transfer Tax and connection of utilities (for further information on buying a property see our Financial Services section). Also property in Spain (particularly the Costa Del Sol) has risen significantly in the last 5 Years and prices are often much higher than people are expecting. Obviously the closer to the coast and large towns you are, the higher the cost of property.

It is possible to go inland to small villages and towns in order to realise a fantastic property for much less money, however, it is worth balancing this with the non financial costs involved especially if you are going to be seeking employment as work is few and far between in less densely populated areas and whilst you may feel that you can "commute", many employers simply will not consider employees if there is more than around 30 minutes of traveling time involved and because of the demand for employment, there is always going to be an alternative candidate that has the same skills that will live closer.
Because of the cost involved in purchasing a property, unless you know exactly where you want to live it is beneficial to rent for a period of time whilst you settle down and decide just where you would like to live. Long term renting a property is fairly simple as many investors have purchased homes in Spain purely with a view to renting them out.
